Guests get answers at any hour, so you can sleep, or focus on the next booking.

Give your rentals one text number. Guests ask about the door code, the Wi-Fi or checkout, and the AI Assistant answers from that property's details in real time.

One number for all your properties Works without Wi-Fi or data

Arriving somewhere new at night is stressful for your guest.

They've been traveling all day. Their phone's on 8%. They're standing at a door they've never seen, in the dark, and the Wi-Fi password is inside. So they call you.

That's how their stress becomes yours: a call at 11:40 pm, a guest who starts the stay annoyed, and maybe a review that mentions check-in. Add a second and a third property, and you're giving the same answers several times a day, each with a slightly different door code.

A text number helps you both. Texts don't need Wi-Fi, so the answer reaches your guest at the door. And the AI Assistant already has the answer, so you don't have to be awake.

The stay

One stay, from both sides.

What your guest gets at each step, and what it asks of you.

Booking confirmed

Your guest

Gets your number and a link to the website, with the address, parking and house rules.

You

Almost nothing. You wrote the welcome note once. For each new booking, paste it in and schedule it.

The day before

Your guest

Gets directions and the check-in time, by text.

You

Nothing. It went out on schedule.

Check-in day

Your guest

Gets the door code that morning, with a short video showing where the keypad is.

You

Nothing. The video is saved, and goes with every check-in.

11:40 pmCan't find the keypad

Your guest

Texts the number from the porch, with no Wi-Fi yet. The AI Assistant answers straight away.

AI Assistant · The Loft

Hi, we just got to the Loft but I can't see a lockbox?
Welcome! There's no lockbox. The keypad is on the left of the porch door, and your code is in this morning's check-in text.
Found it, we're in. Thank you!

You

Asleep. The AI Assistant knew where the keypad is, so you read it over breakfast.

An example. The AI Assistant answered from the Loft’s own details.

During the stay

Your guest

Asks about the coffee place, the spare towels and the Wi-Fi. The AI Assistant answers from your property's details.

You

Only the heater that won't come on reaches you, by text.

Checkout

Your guest

Gets the checkout steps the evening before.

You

A late checkout request comes to you. You add “tell the cleaner” to your to-do list.

The next guest

Your guest

Starts fresh, with their own welcome text.

You

The last stay's messages stay in your dashboard, under that guest.

Your AI Assistant

The routine is handled, and you only hear about the rest.

Our AI Assistant handles:

  • The door code, on check-in day
  • Wi-Fi, house rules and checkout steps
  • Parking and directions
  • The local tips you've written
  • Anything on your website or in your FAQs

What you get notified about, by text:

  • A lockout the AI Assistant can't solve
  • Anything broken or leaking
  • Noise or neighbor complaints
  • Early check-in and late checkout requests
  • Anything the AI Assistant isn't sure about

Our AI Assistant answers only from your details. Anything it can't answer, like a broken heater or a late checkout request, comes to you by text. Your co-host or cleaner can share the dashboard too, so whoever's closest can answer.

Your properties

Each property has its own details.

Each listing has its own door code, Wi-Fi, house rules and local tips under the one number, so a guest at the Loft never gets the Cottage's code. Tag guests by property, and when the water's off on Tuesday, message just the people staying at that one.

How it fits with other platforms and your software.

There's no direct connection to other hosting platforms or property management software for now. You import your bookings and guests from a spreadsheet or an export, and schedule your texts from there.

The website

A free website for each property.

  • A welcome note, your FAQs (check-in, Wi-Fi, checkout), links like the check-in video, and your favorite places nearby.
  • Door codes stay off the website. They go by text, on the day.
  • Built from the same details the AI Assistant answers from, one website per property.
  • Pick a theme and a layout to suit the place.
  • It works on a phone, because that's what your guest is holding at the door.
The Loft
The real website, with sample details for a rental. Switch to Phone to see it the way your guest will, at the door.

Pricing depends on several factors.

Questions

What hosts usually ask first. If it's about your own listings, we'll go through it in the demo.

Does it replace your booking platform's messaging? +

No, it sits alongside it. The text number is for the moments a guest needs an answer fast, on their phone, without Wi-Fi. Put the number on a QR code or a printed card in the property, so it's there when they need it.

When does a guest get the door code? +

On the morning of check-in, not before. Schedule it once, and it goes out on its own.

Can my co-host or cleaner use it? +

Yes. Everyone you add shares the dashboard and the same number.

What if my guest has no Wi-Fi or data? +

It doesn't matter. Texts travel over the phone signal.

What happens if something urgent comes in at 3 am? +

The AI Assistant doesn't guess. It texts you straight away. Alerts can go to more than one phone, so add a co-host or a backup for the nights you're off.

Can one number cover several properties? +

Yes. Each keeps its own codes, rules and local guide, and you tag guests by property.

What does it cost? +

Pricing for LinkMy.Host depends on several factors. Call us at 1-866-233-6424 to find out more.
